PLANS to convert an office space into two flats have been approved.

The property at 52 Church Street, Leigh, will now become two one-bedroom, self-contained flats.

The Wigan Metropolitan Borough Council has granted prior approval for the change of use from Class E to Class C3.

This means no external alterations to the building will be made as part of the conversion.

Given the building's central location, the flats will not have designated parking spaces.

This is described as "a highly sustainable location in terms of public transport."

Brown Street North bus stop, a three-minute walk from the property, offers four bus services to various destinations including The Trafford Centre, Higher Folds, Picadilly Gardens in Manchester City Centre, and Landside.

Additionally, bus stops at the end of Church Street service six bus routes heading towards Bolton, Tyldesley, Horwich, and Astley.

The Church Street car park, situated directly opposite the site, will facilitate parking for any visiting vehicles.

The council believes the conversion will not cause unsustainable parking pressure on the local highway network.

It is a five-minute walk from Spinning Gate Shopping Centre and an eight-minute walk from a large Tesco Extra.

The proposal includes the provision of bin and bike stores at the rear of the property.

These will provide sufficient storage for two bikes and adequate bins for the future residents.

For noise mitigation, recommendations include Rw32dB glazing to the bedroom and living room, enhanced background ventilation to the bedroom, dining, and living room, and adequate sound insulation for the facade and ceiling elements of the building.

The property, located on the corner of Church Street and Charles Street, is approximately 200 metres from Leigh town centre.
