A DEVELOPER has applied to convert a house into two flats.

ELN Property Development has submitted the plans for 118 Boundary Street, Tyldesley, Manchester.

The proposal aims to transform the current two-storey home into a pair of self-contained apartments.

Among the planned changes are modifications to current window openings and the addition of new window openings.

A new entrance will be added to the side to create access to the first-floor apartment, and the front will be rendered.

An application form shows the development is supposed to comply with nationally described space standards, local planning policies, and considerations for residential amenity.

An extract from the planning statement said: “The proposal includes minor external alterations to windows and doors, with all external materials designed to match the existing dwelling and remain sympathetic to the character of the surrounding area.”

There will be no change to the exterior dimensions of the property beyond these small cosmetic adaptations.

The existing single residential unit will be expanded to create two separate living spaces.

Planning documents show the building works have already commenced as of January 5, 2026.

The property is within a network of traditional houses, all of a comparable style, size, and appearance.

The design will remain in keeping with the surroundings, preserving the streetscape as well as optimising the use of land in Tyldesley.

The Local Planning Authority has been notified of the application, and the decision will be made in accordance with the legislation outlined in the Town and Country Planning (Development Management Procedure) (England) Order 2015, as amended.

The authority's website will provide further information on compliance with legal, regulatory, and commercial stipulations regarding information security and data protection.

Further details regarding the proposal can be found on the council's planning portal, using the reference number A/25/100220/FULL.

Whilst the planning application does not encompass new roads, rights of way, or additional vehicular access from the public highway, storage facilities for waste and dedicated collection points for recyclable waste are included in the plans.

The plan is still in its registration phase and awaits further processing before an outcome is specified.

The plan was first submitted on December 17, 2025 and validated on February 23, 2026.
