Elan Homes has put properties on the market “off plan” at its Brook Gardens development in Leigh, more than a decade after the site on Alderley Lane was identified by Wigan Council as having potential for housing.
The homebuilder, which acquired the site last year, has received hundreds of enquiries from potential purchasers.
Marie Morris, regional sales director for Elan Homes, said: "There’s been talk of new homes being built in this part of Leigh for more than a decade and understandably residents have been curious about our progress.
"Construction is ongoing, under the supervision of an award-winning site manager, with three decades of experience, and we’re working towards opening a show home next month."
Brook Gardens will deliver 34 homes in a mix of two, three, and four-bedroom layouts, with pricing starting at £239,995 for a two-bedroom mid-mews Belmont-style property and reaching £469,995 for a four-bedroom detached Tenbury.
Elan Homes is currently selling a limited number of properties off plan.
Ms Morris said: "Because it’s an intimate development of just 34 homes, buyers have been studying the site plans and some have already identified exactly which property they want to buy.
"We’ve released a small number of properties for sale off plan and ahead of the show home opening at Brook Gardens would encourage would-be homeowners to make an appointment with the sales team."
She also highlighted one of the key benefits to early buyers.
Ms Morris said: "One of the advantages of buying off plan in the early stages of a development is that you can customise your new home before moving in by selecting things like the finish of the kitchen, the flooring and bathroom tiles.
"Plus, for a limited time only, we’re offering a £10,000 deposit boost on selected new homes in Leigh.
"This could help buyers access better mortgage rates, therefore lowering their monthly mortgage repayments."
The homes are designed to be energy efficient, featuring solar panels, triple glazing, and electric vehicle charging points.
A contribution of nearly £60,000 has been earmarked for community improvements, including funding for nearby parks and tree planting.
