A PLOT of land in the heart of Leigh town centre is set to be auctioned off with a guide price of £115,000.

The site on Bradshawgate, which the Auction House Manchester has described as a "rare opportunity," is one of the main retail and commercial streets in the town.

The plot is currently an open piece of land in a town centre parade, surrounded by various shops and businesses.

The area benefits from a substantial amount of foot traffic, nearby public transport links, and close proximity to amenities.

In 2005, planning permission was granted for a new two-storey retail development on the site.

Prospective buyers need to make their own enquiries with Wigan Council Planning Department to confirm the current planning position and the feasibility of any proposed development.

Subject to obtaining the necessary consents, the site could potentially accommodate retail, café, restaurant, commercial, or other town centre uses.

The plot is freehold, and prospective developers, investors, or owner-occupiers are encouraged to consider this property.

The auction is set to take place on Tuesday, December 15, at 12pm.

An administration charge of 1.5 per cent, including VAT, of the purchase price, subject to a minimum of £2,100 including VAT, will be added to the deposit.

Those interested in the property can contact Auction House Manchester for further details.

The nearest stations to the site are Hag Fold Station and Atherton Station, both 2.8 miles away, and Daisy Hill Station, which is 3 miles away.
